What is my Pleasant Hill home worth today? How do I find my home value accurately?
You know the market is up from when you bought, you're not an expert and you'd like to get an idea what your home may be worth.
You don't want to spend money on an appraisal, and you're a bit wary to talk to a Realtor right away since you feel like most of them will simply try and convince you to sell and list your house with them.
Fortunately there are several ways to get a pretty accurate idea what your home is worth today.
Many people I know like to get a simple valuation by simply using what's available online. Search for values on 3 or 5 of the most popular valuation sites like Zillow, Trulia, Realtor.com and average them together.
This method may not be REALLY accurate but it could give you a good starting point and give you an idea of how much equity you might have in your Pleasant Hill home.
This method may take a bit of extra time but it may be worth it. Search online... almost anywhere
Find 3 homes that have sold in the last 3 months within .5 miles of your own (the closer the better) and find the average price per square foot.
Find 3 homes that are currently for sale within .5 miles of your own and also find that average price per square foot.
Now apply that square footage to your OWN home and you should have a good idea what your home might be worth provided your house is in comparable condition to the comps you found.
Find a top producing realtor that is local to your area and if they have any kind of sense they will have a home valuation tool on their website. You should be able to click through and get a pretty decent valuation report.
Down side to these is that there is NO WAY that an online report to verify and take into account any upgrades you've done or the general condition of your home.
The other downside is it's likely you will now be on a marketing list of some sort.
Any agent that chases you down is surly one to run from in my opinion.

By far the BEST way to get the most accurate valuation range for your home in Pleasant Hill would be to sit with a local Realtor that you trust and get a comparative market analysis report (CMA)
Once they sit with you and view your home they can provide a Refined Comparative Market analysis taking into account your homes condition, upgrades and possible defects.
When you decide to sit with a Realtor you should trust your gut first.
A relationship with a Realtor should be one that feels like a partnership.
They should be there to advise you on things you can and should do, provide you with solid advise based on experience, while still making sure you have the ability to make your own decisions based on advise that they give.
There are tons of ways to get a good idea what your Pleasant Hill home is likely worth today. Some are more accurate than others. The Pleasant Hill Home Market has been one of the hottest in the Bay Area in recent years and very competitive among buyers.
Online sites like Zillow are often way off and could be very misleading.
When you DO decide to speak with a Realtor you should feel like you're in a partnership with them not like you're talking to a seasoned sales person.
Trust your gut FIRST when you decide to hire a Realtor.
Getting a refined CMA is going to be the most accurate way to get a good valuation on your home.
Home valuations from your local agents site could be more accurate than other "Big Sites" but cannot account for the homes condition, upgrades and deficiencies.
Access to software like "MY HOME PLAN" can be very helpful if you are looking to keep tabs on your home value and how you can utilize the equity you've gained.
I hope you've gotten some good ideas here. Our team enjoys answering your questions one to one should you ever need a potential partnership.
All the best!
